Services
What
is Systems Built?
We use identical or similar construction means, methods
and techniques that you would expect to find on any construction
site across the US. Our full-time craftsmen work year-round
in climate controlled environments virtually eliminating
weather-related delays to the building schedule. Building
indoors also minimizes weather related defects like delaminated
plywood, swollen OSB and warped joists. Materials are
stored in dry environments and are assembled with the
use of pneumatic and hydraulic mechanical equipment,
jigs, and in-plant overhead cranes to ensure a high level
of quality. A formal quality assurance program using
a variety of metrics is in place at each of our facilities.

The
structures we build are inspected in the building facility
by either a state inspector or a state-certified third-party
inspection agency to ensure compliance with the same
building codes required of traditional site builders.
In many instances we exceed the required building code.
A
variety of structural material is used for construction
including wood, wood and steel, concrete and steel,
and all concrete structures depending on the client's
application
and location. Brand name products include Andersen®,
Delta®, Kohler®, Certainteed®, Owens Corning®,
Therma-tru®, Merillat®, Schlage®, and more. |

Architectural & Engineering
Services
Detailed design work often starts with life safety and fire protections systems.
Use of UL rated assemblies for firewalls and other separations is standard
practice. We enjoy a long and solid relationship with Simplex and Hilti®.
Sound attenuation is also an import part of the design process. We've built
structures with a range of STC ratings designed to meet the specific requirements
of our clients.
Additionally,
our universal desgn capability is extensive with experience
in:
* handicap adaptable and accessible design
* barrier free and fully ADA compliant design
Our
in-house engineering team, which includes professional
engineers, has designed structures to withstand 90
lb. GSL conditions in northern Michigan to 160 MPH
wind load conditions for residential multi-family buildings
in the Florida Keys. Designing for a wide range of
seismic conditions is routine as well.

Benefits
Systems-built buildings are similar in cost to traditional site-built buildings.
Due to transportation requirements, systems-built structures are often
built with more structural lumber and/or steel.
Cost
savings vary project by project with the vast majority
of savings coming from "soft costs". Savings
from reduced construction financing interest, less
construction management overhead, reductions in vandalism
and theft, and less on-site waste all play a factor
in reducing overall costs. Building systems-built structures
in metropolitan environments with prevailing wage requirements
however, can lead to substantial "hard" savings.

More importantly, faster construction times allow
our clients to occupy buildings much sooner when compared
to site-built buildings, pulling the income stream
forward.
